Mara Pines Reimagines Residential Living in Nairobi
Mara Pines is a residential design initiative asking a specific question: what should a Nairobi family home be in the next twenty years?

Nairobi's residential market has grown quickly, and much of it has grown upward. Mara Pines, a real-estate initiative within the Nova Capital Holdings group, is exploring a different brief — low-density, landscape-led homes designed around family life rather than unit yield.
Architecture that answers the climate
The design language is regional rather than imported. Deep eaves for sun and rain. Cross-ventilation instead of default air conditioning. Stone and timber that age well in Nairobi's light. Large glazing oriented to garden rather than street.
The intent is a house that performs — cooler in the afternoon, warmer in the evening, cheaper to run — without asking the owner to think about it.
Indigenous landscape as infrastructure
Planting is treated as structure, not decoration. Indigenous trees give shade, shelter birdlife and hold soil. Water is managed on site where possible. Over a decade, the landscape is expected to improve rather than require replacement.
A good neighbourhood is one that is better in year fifteen than in year one.
Designed around family life
Interior planning follows how families actually use space: a kitchen that is social rather than hidden, flexible rooms that can become study, office or grandparent suite, and circulation that lets children move between inside and outside without supervision.
Storage, service access and staff considerations — often ignored in aspirational renderings — are drawn in from the first sketch.
Community rather than compound
The initiative's stated position is that security should come from design and neighbourliness rather than from height of wall alone. Shared green space, overlooked pathways and legible entrances are part of the plan.
Long-term value
For the group, real estate is a patient asset class. The thesis is that homes built with material quality, sound orientation and mature landscape hold value in a way that fast-built stock does not, and that buyers in Nairobi are increasingly able to tell the difference.
Mara Pines remains in design and planning development. The group's commitment is to publish progress as it is made, rather than ahead of it.
